No matter what’s going on with the housing market in you area, there are a few things you can do to make sure your home stands out above the rest and sells as quickly as possible.
Here are some things we did to sell our house in only 6 short days:
Everyone says it and it’s absolutely true. Pack away all your extra stuff so your home looks open and airy. I started with this step and it took me a couple of weeks to work through every room. Remember, buyers will be looking in every closet, drawer and cabinet so try to think like a buyer. Since you’re moving anyways, consider it part of the packing process. While you’re at it, donate the things you won’t need to the Good Will. We were moving to a smaller home so this step was not only crucial to sell our current home but necessary for a smooth transition to our new home.
Fix The Basics
We didn’t spend a ton of money fixing up our house to sell. We touched up chipped paint on the walls and gave entry way doors a fresh coat of paint. We cleaned the carpets and cleaned every light fixture and crevice in the house. If you have squeaky doors, oil the hinges. Clean the refrigerator (especially if you plan to leave it for the new buyers), the oven and even the washing machine! These things take time but not a ton of money.
Stage Your Home
Remove or rearrange your furniture to leave plenty of open space. Take down all family pictures and personal items. We’re big Pittsburgh fans so we had tons of sports memorabilia all over the house. I also had a ten-foot wall filled with family photos in our finished basement. We packed all of those things away so they wouldn’t be a distraction to potential buyers. I know it may be hard to do (it was for me anyways) but I look forward to arranging all of my happy things in my new home.
Don’t Forget the Outside
Curb appeal is really important but so is the backyard space. Look after both. Trim bushes or remove them if they’re ugly and taking over. Clean the cob webs from the front door and add a nice planter with flowers. We also filled our existing decorative pots in the backyard with flowers and staged patio furniture. It’s tempting to keep all of your patio furniture in storage (since your moving anyways) but everyone wants to buy a home with a beautiful outdoor space.
Go Above and Beyond
This is an extra tip, but we decided to take our cat with us during showings. Partly because she gets nervous around strangers and we thought that some buyers may not be cat lovers like us or worse they may be allergic. Taking our cat for car rides each showing was a pain-in-the-bud but we really wanted to remove all potential distractions from our home. If you’re serious about selling quickly, you may want to take fido or fluffy with you or find a temporary home for your son’s hamster.
